CSCI, one of Florida’s leading structural shell contractors, today announced it has been selected for 12 new residential projects totaling 2,926 units for six leading homebuilders, extending a period of significant market-share growth as Florida’s residential construction industry continues to moderate.

The projects span Florida’s Space Coast, Tampa Bay, and Southwest Florida and include work for Lennar, Pulte Homes, Toll Brothers, Taylor Morrison, Neal Communities, and Medallion Home. Together, the portfolio encompasses 2,720 single-family homes and townhomes and 206 condominium units across some of the state’s most active residential development markets. The 12 projects include:
Florida Space Coast (1,223 Units)
- Lennar at Meridian at Mayfair in Melbourne, FL (536 single-family homes)
- Lennar at Emerald Lakes in Palm Bay, FL (687 single-family homes)
Tampa Bay (34 Units)
- Montrose at Innisbrook by Toll Brothers in Palm Harbor, FL (34 townhomes)
Southwest Florida (1,669 Units)
- Kingston by Pulte Homes in Estero, FL (320 single-family homes)
- Sawgrass Lakes at Babcock Ranch by Pulte Homes in Babcock Ranch, FL (66 single-family homes)
- Cassia Bay by Pulte Homes in Punta Gorda, FL (222 single-family homes)
- Lake Timber at Babcock Ranch by Pulte Homes in Babcock Ranch, FL (15 single-family homes)
- Esplanade at Kingston by Taylor Morrison in Estero, FL (126 condominium units)

Gaining Ground in a Shifting Market
The latest project activity builds on momentum reported earlier this year. In June, CSCI announced a 16% year-over-year increase in revenue and said its market share through the first four months of 2026 had increased by more than 3.6 percentage points compared with 2025. The company also recorded more than 650 housing starts in March—the highest monthly start volume in its history.
Those gains have come amid moderation in Florida residential construction, underscoring CSCI’s continued market-share expansion rather than growth driven by overall industry conditions.
The portfolio ranges from Lennar’s 687-home Emerald Lakes community in Palm Bay and 536-home Meridian at Mayfair in Melbourne to Neal Communities’ 550-home Kingston South project in Estero, alongside additional single-family, condominium and townhome projects across the state.
The new projects also deepen CSCI’s presence at Kingston, the approximately 10,000-home master-planned community in Estero, where CSCI now supports three of the five participating builders: Pulte Homes, Taylor Morrison and Neal Communities.
CSCI expects additional residential projects to begin in the coming months, including new work with Meridian Homes and D.R. Horton, further strengthening the company’s pipeline entering the final quarter of 2026.
